WHEN DO YOU NEED A PERMIT?
·
In most jurisdictions, permits are required for most home improvements
other than painting & wallpapering.
·
If the proposed construction increases square footage or shall be fixed
to the existing home/building a permit is required.
·
If a structure is erected, constructed, enlarged, altered, repaired,
moved, improved, removed, converted or demolished.
·
Building Permit is required to install/replace a Water Heater
·
Always call the city or county Building & Safety Dept to
determine if a building permit is required for your particular improvement.
WHY DO YOU NEED A BUILDING PERMIT?

To
advertise the construction improvement when selling the house. If you build a family room without a permit
you cannot advertise the family room when trying to sell the home.

To
ensure health, safety and building code compliance. Also, inspections provide a second pair of
eyes checking the contractor’s work for code compliance & safety.

Fire
& liability insurance damages may not be honored, in many cases, if
permits were not obtained.
WHAT HAPPENS IF YOU BUILD WITHOUT A PERMIT?
- A “Stop Work Order” will likely be
issued by an Inspector if a neighbor calls it in or a city employee drives
by while construction is underway.
- You will be required to apply for the
permit and pay additional fees
.
- Once approved, a permit will be issued
and you will be required to uncover any work which has not been inspected.
In some cases, the code may not allow the type of construction that has
been done and you will be required to replace or restore the area to its
original condition prior to construction.
